Eighteen Homesite Properties selling at AUCTION! 

One property is in Citrus County, Florida just south of Dunnellon and northeast of Crystal River.  It sells ABSOLUTE to the Last & Highest Bidder! 

Seventeen properties are in Highlands County, Florida in or near the towns of Sebring and Lake Placid.  Four of these properties sell ABSOLUTE to the Last & Highest Bidder(s)!

All other properties are selling with low reserves.  Each property will be marked with a lot sign reflecting the basic auction information and the individual lot number.  Several of the contiguous properties are selling as matched pairs.

Auction Terms

Properties are selling as-is, where-is, free & clear of any and all liens and encumbrances other than those ordinary matters of record (road rights-of-way, utility easements, etc.). 

Taxes prorated to date of closing.

10% Buyer's Premium.  A 10% Buyer's Premium will be added to the bid amount to create the contract purchase price.

Seller has ordered title commitments on "ABSOLUTE" parcels and buyer is to purchase title insurance on thos eparcels at closing.  "Reserve" properties will have similar title insurance available, and can be purchased by the buyer at the buyer's discretion as a function of closing.  Multiple parcels may be acquired under one Owner's Policy of Title Insurance. 

10% Deposit Due with Contract within 48 hours following conclusion of Auction.  Oglesby and Company Auctioneers will send contract to buyers via email following conclusion of auction.  10% Escrow Deposit to be made payable to, and held by The Sanoba Law Firm Trust Account.  Contracts with escrow deposit to be mailed to The Sanoba Law Firm, Attn: Athena Warlen, 422 S. Florida Avenue, Lakeland, FL 33812

Deposit may be made via personal or business check to The Sanoba Law Firm, or via wire transfer to the Sanoba Law Firm.  Please contact Oglesby following the auction for wire transfer instructions.

Balance due in full at Closing on or before 30 days from conclusion of auction.  Closing may be effected in person in Lakeland, FL, or via overnight service.
